the Historic El Cortez.

There is no right to build anything on the El Cortez block

because of a covenant that protects it until 2025.

That isn’t stopping Peter Janopaul and Michael Zucchet

from promoting this ugly building before city decision makers.

Last stop: City Council acting as the Redevelopment Agency

WHAT HAS CORTEZ HILL RESIDENTS AND THEIR SAN DIEGO NEIGHBORS SEEING RED?

• HISTORIC PRESERVATION AND MAINTENANCE INCENTIVES ROLLED BACK:  The CCDC does not think that long-term preservation or maintenance of the El Cortez are needed & have stripped the El Cortez of Mills Act benefits…but not before allowing the developers to get 2 years of tax breaks first!

• MILLIONS IN CONSTRUCTION DEFECT COSTS TO REPAIR AND MAINTAIN THE BEAUTIFUL EL CORTEZ:  Only 6 years after the restoration of the El Cortez, an eagerly anticipated and highly applauded event, it has become painfully obvious that millions in dollars of repairs are needed to actually bring the El Cortez up to code!

• NO ONE WILL TAKE RESPONSIBILITY FOR ALLOWING THE EL CORTEZ HOMEOWNERS ASSOCIATION TO BE UNDERFUNDED BY CLOSE TO $600,000.00 DOLLARS:  Not the developers, not the CCDC and not the Department of Real Estate.
